A plumbing contract is a written agreement between a plumber and a customer that sets out the plumbing work to be done, who supplies the fixtures and materials, permits and inspections, how hidden problems behind walls are handled, the price and payment terms, the schedule and the warranty on parts and labor. It protects both sides when a job uncovers more than expected.

The parties agree as follows:

1.  Scope of Work

1.1

The Contractor will perform the following plumbing work at ____________________ (the "Work"):

____________________

1.2

Fixtures and materials: The Contractor supplies all pipe, fittings and materials. Fixtures chosen by the Client are supplied by the Client unless listed otherwise.

1.3

Excluded: Drywall, tile and finish repairs after access openings; electrical work; gas line work outside the area described.

4.  Schedule

4.1

The Contractor will begin the Work on or about ____________________ and expects to complete it by ____________________. Dates may move because of weather, material shortages, change orders, permit or inspection delays, or other causes beyond the Contractor's reasonable control; the Contractor will keep the Client informed of any delay.

5.  Contract Price and Payment

5.1

The Client will pay the Contractor a total of ____________________ (the "Contract Price") for the Work described in this Agreement, plus any approved Change Orders.

5.2

The balance is due in full on completion of the Work and the Client's walk-through.

5.3

Payments may be made by check, bank transfer or card. Amounts not paid within 10 days of their due date accrue a late fee of 1.5% per month (or the maximum allowed by law, if lower). The Contractor may pause the Work while any undisputed amount is more than 10 days overdue, after giving the Client written notice.

6.  Changes to the Work

6.1

Any change to the scope, materials, price or schedule must be agreed in a written change order signed (or confirmed by email or text) by both parties before the changed work begins. Each change order states the work, the price adjustment and any effect on the schedule. The Contractor is not required to carry out changes that have not been agreed in writing.

9.  Warranty

9.1

The Contractor warrants its labor against defects in workmanship for 12 months after completion and will repair any leak or failure caused by its workmanship at no charge during that period. Fixtures and equipment carry the manufacturer's warranty, which is passed to the Client. The warranty does not cover blockages caused by misuse, freezing, water pressure above code limits, or work by others.

15.  Disputes and Governing Law

15.1

The parties will first try to resolve any dispute by good-faith discussion. If that fails within 30 days, either party may pursue mediation or any remedy available by law. In any legal action to enforce this Agreement, the prevailing party is entitled to recover reasonable attorney's fees and costs, to the extent permitted by law. This Agreement is governed by the laws of the State of ____________________.

Plumbing Contract: common questions

What should a plumbing contract include?

The scope of work, who supplies fixtures and materials, permits and inspections, how hidden conditions are handled, the price and payment schedule, the timeline, the labor warranty and manufacturer warranties, and signatures.

Who pays for wall repairs after plumbing work?

Unless the contract says otherwise, plumbers usually leave access openings clean but unfinished, and drywall or tile repairs are a separate cost. Spell this out in the 'excluded work' section to avoid arguments.

Does a plumber need a permit?

Many jobs do — water heater replacements, repipes, new fixtures and gas work commonly need a permit and inspection. Requirements are set locally, so the contract makes it clear who pulls the permit and that the cost is included.

How long should a plumbing warranty be?

One year on labor is common for installation work; fixtures and water heaters carry their own manufacturer warranties, often longer. The template lets you set the labor warranty.

Is this contract legally binding?

A signed contract with an agreed scope and price is generally binding, but home-improvement contract rules vary by state. This is a template, not legal advice.
