A home improvement contract is a written agreement between a contractor and a homeowner that sets out the work to be done, the materials and who supplies them, the price and payment schedule, the timeline, how changes are handled and the warranty. Many states require one in writing for home improvement jobs above a set amount, and it is the simplest way to prevent disputes about what was included and what was agreed.

Common questions

Is there a free home improvement contract template?

Yes — fill in the form above and download the simple version as a free PDF. The Pro version ($14.99, once) adds the editable Word file and the protections professionals use: a 3-day right-to-cancel notice for jobs signed at the customer's home, payment milestones, liability limits, a change order form and a completion certificate.

Does this contract work for my trade?

It's written for any residential trade: remodeling, carpentry, electrical, HVAC, flooring, tiling, landscaping, fencing and handyman work. You describe the work in your own words and it becomes the scope of the contract. Painting, roofing, plumbing, cleaning and asbestos removal have their own dedicated contracts with trade-specific terms.

Do I need a written contract for home improvement work?

In many states, yes. Several states require a written home improvement contract above a set amount — California and New York, for example, for jobs over $500 — and some require specific wording, license numbers or a cancellation notice. Even where it isn't required, a written scope and price is the best protection against disputes.

What should a home improvement contract include?

At minimum: both parties, the job address, a clear description of the work, the materials and who supplies them, what's excluded, the price, deposit and payment schedule, start and finish dates, how changes are handled, permits and licensing, the warranty, and signatures from both parties.

What is the 3-day right to cancel?

Under the FTC Cooling-Off Rule, when a contract of $25 or more is signed at the customer's home, the customer can cancel within three business days and must be given a cancellation notice. Some states give a longer period. The Pro version includes the clause and the notice forms when you say the contract will be signed at the customer's home.

How much deposit can a contractor ask for?

It depends on the state. Some states cap home improvement deposits — California, for example, limits them to $1,000 or 10% of the price, whichever is less. Check your state's rule before setting a deposit.

Is this contract legally binding?

A signed contract with an agreed scope and price is generally binding, but requirements vary by state. This is a template, not legal advice — check your state's home improvement rules or ask a lawyer for high-value jobs.
